Application & Rental Qualifications

Application Fee: Our income standards require each individual applicant to make 3x the monthly market rent of the apartment home. Combined income may be used for married couples only. You must show proof of income from your current employer by last 3 paycheck stubs, a recent W2 or an offer letter on company letterhead. The application is $50.00 per person or $50.00 per married couple. This is non-refundable. The application fee will verify credit, criminal, and rental history. You must provide a valid US social security number.

Orchard Village Apartments is a community that does not accept Guarantors for ANYONE that does not meet the above rental qualifications. (effective 1/15/2018)

Deposit: Security deposits are due upon approval. The security deposit ranges from $300-$800. $100 of the security deposit is non-refundable. The deposit reserves the apartment for you and takes it off the market. This fee is nonrefundable after 72 hours of applying unless your application is not approved.

Administrative/Inspection Fee: A $40 St. Louis County inspection fee and a $60 West County Fire and EMS inspection fee as well as a $100 administrative fee will be due upon move in.

Renters Insurance: All residents are required to have renters insurance with a minimum of $100,000 liability and will be required to provide documentation.

Vehicle Policy: No derelict vehicles are allowed to be parked on property. (i.e no damage, missing paint, discolored paint, commercial vehicles, etc.)

Pet Fees: A maximum of 2 pets per household is allowed and must comply with our breed and weight restrictions (65lbs in all garden styles No Limit Townhomes). The monthly fee is $25 per pet. The deposit is $500 with $250 being nonrefundable.

Community Transfers: To transfer within the OV community, a scheduled pre-approval walk through of your current home is required. You will also pay a new deposit on the new address as well as a nonrefundable $600 transfer fee.
